Plans for a major new retirement community on the grounds of a historic Georgian manor house near Basingstoke have been given the go-ahead.
The 147-home development, called Bramston Park, will be built by later living provider Rangeford Villages within the grounds of the Oakley Hall Estate, near Oakley.
The scheme will include a mixture of one, two and three-bedroom apartments, alongside bungalows, all designed to allow residents to enjoy independent living in a high-quality countryside setting.
Planning permission for the project has been approved by Basingstoke and Deane Borough Council through Delegated Powers, with construction expected to begin in early 2027. The first homes are expected to be ready for residents to move into during 2028.
Howard Nankivell, chief executive officer of Rangeford Villages, said the approval marked an important milestone for the company.

The development will follow Rangeford’s Integrated Retirement Community model, providing a wide range of wellbeing, leisure and lifestyle facilities for residents, their families, friends and eligible members of the wider community.
Facilities planned for Bramston Park include a gym, spa, swimming pool, sauna, steam room, exercise studio, restaurant, coffee shop with outdoor terrace, hair and beauty salon, treatment room and private dining room.
Outside, the grounds will feature communal gardens, a village green, croquet lawn, putting green, raised garden beds and a kitchen garden supplying produce for the on-site restaurant.
Residents will also have access to personalised care through Rangeford Care, the company’s CQC-registered domiciliary care service operating within the community.
Domas Karsokas, investment director at Octopus Capital, which is the investment manager responsible for Rangeford Villages, said there was growing demand for high-quality retirement living.

Rangeford Villages currently operates five retirement communities across the UK, including Wadswick Green in Wiltshire, Mickle Hill in North Yorkshire, Siddington Park in Cirencester, Homewood Grove in Chertsey and Strawberry Fields in Cambridgeshire.
